Budget hotels and motels do not buy sheets the way luxury hotels do. The question is not "which feels best" but "which survives 150+ commercial washes, dries fast, and still looks clean to a guest paying a budget rate". For that tier, the decision usually comes down to two fabrics: poly-cotton and microfiber.

What each fabric is

Poly-cotton is a woven blend of polyester and cotton yarn. The most common hotel blends are 50/50 and 65/35 (polyester/cotton), usually in a plain percale weave around 180–200 thread count. The cotton gives breathability and a familiar feel. The polyester gives strength and fast drying.

Microfiber is made from very fine polyester filaments, usually brushed for a soft, peach-skin surface. It is measured by GSM (typically 75–100 GSM for sheets) rather than thread count.

When poly-cotton wins

Poly-cotton is the safer choice for properties that wash on-premise at high temperature, use chlorine bleach on whites, or operate in warm climates where guests notice heat retention. Because it is woven, it also tolerates thermal ironing and flatwork ironers better than brushed microfiber.

When microfiber makes sense

Microfiber can work for short-stay properties with low capital budgets, or as top sheets and pillowcases where pilling is less visible. If you choose it, specify the GSM, ask for a pilling test result, and confirm the recommended wash temperature with your laundry provider.

Look at cost per use, not price per sheet

A cheaper sheet that is retired after 80 washes costs more than a dearer one that lasts 200. Track how many washes your current linen lasts before it is retired, and compare suppliers on that figure.
