# Hotel Bed Linen Buying Guide 2025

Choosing hotel bed linen is not the same as choosing retail bedding. Sheets in a hotel are washed and tumble-dried daily, pressed at 180°C, and expected to last 200–250 industrial wash cycles before they thin out. The wrong specification looks great on day one and disappointing by month six. This guide walks procurement managers through the decisions that matter.

Thread count is overrated — weave is the real story

Most hotels default to "the higher the thread count, the better." That's marketing, not metallurgy. A 300TC single-pick percale woven from long-staple cotton will outlast a 1000TC multi-pick sateen woven from short-staple fibres every single time. What you actually want to ask suppliers is: single-pick or multi-pick yarn? Combed or carded? Long-staple or regular?

For hotels, the sweet spot is **300TC – 400TC single-pick combed cotton** in either percale (crisp, breathable, hotel classic) or sateen (silky lustre, denser drape). Above 600TC you're paying for the marketing number, not the linen.

Percale vs sateen vs jacquard

- **Percale** — one-over-one-under plain weave. Crisp hand-feel, matte finish, breathes well, ages beautifully. The default for luxury hotels in warm climates. - **Sateen** — four-over-one weave on the face. Silky, lustrous, slightly heavier. Photographs well, drapes well, the default for five-star properties. - **Jacquard** — woven-in pattern (stripes, damasks, checks). Adds visual richness without printing; ideal for branded hotel collections that need to feel premium.

GSM and TOG for duvets and comforters

Thread count is for woven sheets. For duvet inserts and comforters, the right metric is **GSM (grams per square metre)** of fill and **TOG (thermal overall grade)** of warmth.

- 4.5 TOG — summer / warm climates - 9.0 TOG — spring / autumn - 13.5 TOG — winter / cool climates

Most hotel groups standardise on two weights (summer and winter) and rotate by season. For year-round properties in temperate climates, 10.5 TOG is a safe single SKU.

Sizing matters more than you think

Generously sized flat sheets and duvet covers are what guests notice. Specify **at least 30cm tuck-in allowance** on each side of the mattress, and **5–7cm overhang** on duvet covers vs the duvet itself. A duvet cover that's exactly the size of the duvet will look skinny and underfilled.

Laundry compatibility checklist

Before signing off a sample, run it past your laundry partner:

1. Will it survive 90°C wash + 180°C calender press? 2. Does it shrink more than 4% after first three washes? 3. Does it pill at the friction zones (hip, shoulder)? 4. Does the colour hold under chlorine bleach top-up? 5. Are the seams reinforced with double-needle stitching?

MOQ and lead times

For private label or custom programs, plan for 60–75 day lead times from PO to FOB, and a minimum order of 500–1,000 pieces per SKU to keep unit economics workable. If a supplier promises 1,000 pcs in 30 days at a low price, ask to see the mill — they may be reselling stock fabric, not weaving to your spec.
